Garage Construction

More room for vehicles, tools and storage. We build detached and attached garages from the slab up, matched to your home and planned around your lot.

A garage protects vehicles, stores equipment and can double as a workshop. Ironcrest Contracting builds new detached and attached garages, extends existing garages and converts garages into living space, managing everything from the slab to the roof.

Garage services

  • Detached garages — single, double and oversized garages designed to suit your property and storage needs.
  • Attached garages — garages built onto the house, including fire separation between the garage and living space.
  • Workshops and storage buildings — larger accessory buildings with extra height, windows and work space.
  • Garage extensions — lengthening or widening an existing garage for larger vehicles.
  • Garage conversions — converting a garage into a family room, office or bedroom, with insulation, flooring and finishing.
  • Exterior finishing — roofing, siding and eavestroughs that match your home.

How the project runs

  1. Site review. We look at the lot, access for equipment, grading and where the garage can be placed under zoning rules.
  2. Drawings, permits and quote. Permit drawings are prepared and we provide an itemized quote. Accessory buildings above a certain size require a building permit in Ontario.
  3. Site work and foundation. Utility locates, excavation, footings or slab, and inspections.
  4. Framing, roof and exterior. Walls, roof structure, roofing, siding, windows and doors.
  5. Finishing. Interior finishing and cleanup, with overhead doors and openers installed by the supplier or installer you choose.

Good to know before you start

Zoning by-laws control where an accessory building can sit, how large it can be and how tall it can be built, and these rules vary by municipality. Attached garages need proper fire separation from living space, including the door between them. Electrical service to a garage must be installed by a licensed electrician. Garage conversions also have to meet code requirements for insulation, ventilation and floor heights for living space. If you'd also like a fence or deck nearby, we can plan the yard as a whole.

What affects the cost of garages

Garage costs are driven by size, foundation type, wall height and finishes. Larger footprints and taller walls for workshops or lifts need more material and sometimes engineered components. Slab thickness, frost-protected footings or full foundations affect the base cost. Roof style matters: a simple gable is less expensive than hip roofs or designs with dormers. Exterior siding, windows, entry doors and overhead doors add to the total, as does matching the look of your house. Site work, including excavation, grading, driveway connections and access for equipment, can vary from lot to lot. Your quote will separate these items so you can see what drives the price.

Garages questions

Do I need a permit to build a garage?

Yes, in most cases. In Ontario, accessory buildings over 10 square metres generally require a building permit, and zoning rules set size and location limits.

How long does it take to build a detached garage?

Once permits are issued, many detached garages are completed within a few weeks, depending on size, foundation type and weather.

Can a garage be converted into living space?

Often, yes, but it must meet the building code for habitable space, which includes insulation, ventilation and sometimes changes to floor height. A permit is typically required.
